Exciting Opportunity for a Driven Leader!
We are seeking an experienced Senior Project Manager to join our growing team and oversee the construction of luxury custom homes in the Bluffton market. This role is ideal for a proactive professional who thrives in a fast-paced environment and is passionate about delivering exceptional quality and client satisfaction.

Key Responsibilities

Project Construction Management

• Maintain all required on-site documentation, including signed plans/specs, engineering layouts, permits, cabinetry/tile drawings, and landscaping plans.
• Contract, schedule, and supervise subcontractors to ensure quality, timeliness, and adherence to specifications.
• Procure materials per project requirements and manage timely delivery.
• Sequence construction activities to optimize quality and meet schedule milestones.
• Maintain a safe, clean, and organized job site, ensuring compliance with safety standards and erosion control measures.

Project Financial Oversight

• Prepare and manage draw worksheets as required.
• Utilize the PO system for subcontracts and material purchases, targeting 80% of project expenditures.
• Create and manage Change Orders with supporting documentation to ensure profitability and timely approval.
• Review and process invoices, ensuring compliance with PO terms and balancing progress payments against work performed.
• Adhere to budgets when engaging subcontractors/vendors and assist with financial closeout and allowance reconciliation.

Continuous Improvement

• Collaborate with the VP of Construction to:
• Evaluate subcontractors/vendors for bid list inclusion.
• Refine construction specifications and standards.
• Identify recurring design/specification improvements and cost-saving opportunities.
• Provide feedback on internal processes for efficiency and quality enhancement.

Qualifications

1. Proven experience managing luxury custom home projects.
2. Strong leadership, organizational, and communication skills.
3. Ability to manage multiple projects and priorities effectively.
4. Knowledge of construction safety standards and building codes.

Physical Requirements

Ability to travel to job sites within the region and perform tasks involving material handling and site management.

Pay: From $90,000.00 per year
